Set the stage for success by having your home photo-ready the moment your media professional arrives.

Prep Checklist

To ensure the best possible results, properties must be ready when the photographer arrives.

If the home is not prepared, it may affect the quality of the media or incur extra charges.

Declutter & Clean​

  • Clear countertops in kitchens and bathrooms (hide soap, sponges, toiletries).

  • Put away personal items (laundry, toys, mail, pet bowls).

  • Make beds, fluff pillows, and straighten throw blankets.

  • Hide trash cans inside or outside the home.

Lighting & Atmosphere

  • Turn on ALL lights.

  • Replace burnt-out lightbulbs (use the same warmth/color temperature throughout).

  • Open blinds/curtains for natural light.

  • Turn off ceiling fans.

  • Hide cords, remotes, and small electronics if possible.

Exterior

  • Mow the lawn, trim bushes, and remove weeds.

  • Sweep porches, decks, and driveways.

  • Move cars from the driveway and avoid parking directly in front of the home.

  • Hide garbage/recycling bins, hoses, and lawn equipment.

Pets & People

  • Remove pets from the property (or confine them to one area).

  • Hide pet beds, crates, litter boxes, and food/water bowls.

  • Keep family members off-site or in a separate space during the shoot.

Home Access & Scheduling

  • Confirm the property is photo-ready before the scheduled time.

  • Provide access codes/keys ahead of the appointment.

  • Allow extra time if scheduling cleaners, stagers, or landscapers before media day.

Staging

  • Bring small props if desired (fresh flowers, fruit bowl, throw pillows).

  • Double-check that blinds, curtains, and lights are set as needed.

​

Communication

  • Share shoot details with homeowners (time, prep list, what to expect).

  • Let the photographer/videographer know about special features to highlight.

  • Inform neighbors if drone work is scheduled, to avoid concerns.
